Lucky's Beach Houses are located on the island of 'Utungake, which is bridged to the main island in the Vava'u group of the Kingdom of Tonga.

It is accessible by car from the airport (13 miles) and is one of only 3 accommodation businesses in the group that have vehicle access and is truly beach-front. Lucky's Beach Houses sits on a large waterfront lot at the end of the road in the outskirts of the village of Talihau.

The property consists of 4 accommodation units and the owner’s residence. Guest accommodation consists of 2 standalone self-contained cottages, and one duplex type unit. The duplex unit shares a common cooking area between the units and a separate bathroom block. This unit was built in March 2016. There is also a common area with BBQ for guests use. The owner’s/manager’s house is approximately 850 sq. ft., or 79 sq. meters. The home consists of 2 bedrooms, 1 bath and a full kitchen. The residence could easily be converted for guest use to increase income. Water for the property is by rain catchment system with approximately 50,000 liters of storage. There is also village well water plumbed to the property which could be utilized but never was needed. Electricity is the electric power company main’s to each building.

The business also includes Poppin' Tonga, Giant Trevally fishing charters. This is not a standalone business, but it could be, rather it is a guest service supplied by Lucky's Beach Houses, Ltd. Boat, trailer and all fishing equipment are included. The boat is moored right in front of the property for easy access to the fishing grounds. The fishing grounds are in the protected waters within Vava’u’s unique reef and island barrier system where small craft can safely navigate in most weather.

The owners are selling the business as a corporation with all of its assets and licenses in place for a turnkey operation. The company owns a government registered land lease with over 40 years remaining. Government leases are the preferred and safest type of lease available in Tonga. There is a $2,400 TOP ($100 USD per month) lease rent that is due annually every October.
